The Houston Building Owners and Managers Association (Houston BOMA) created the Operating Expense (OpEx) report to provide local building owners and managers with a benchmark for building costs.

The Houston BOMA OpEx report focuses on 2020 data for 10 specific operating expenses identified
by our Research Committee as most critical for office buildings in the Houston metro area. Data was collected through a survey distributed in April 2021 to Houston BOMA's 180+ member buildings and received a 58% participation rate, with input from 103 buildings totaling nearly 40 million square feet of office space. Please note: Retail space accounted for less than one percent of overall square footage, and thus was not included in this report.

The average cost per square foot for the 10 different expense categories was calculated for office buildings using Lease Type, Location, and Building Class. The report further breaks down the expenses into the largest and most relevant sets of data from each category. In addition, the report also includes overall data for all properties using charts and a heat map to visualize the data received.

The Houston Building Owners and Managers Association (Houston BOMA) created the Operating Expense (OpEx) report to provide local building owners and managers with a benchmark for building costs.

The Houston BOMA OpEx report focuses on 2022 data for nine specific operating expenses identified by our Research Committee as most critical for office buildings in the Houston metro area. In April 2023, a survey was conducted among Houston BOMA's member buildings, collecting data from 51 buildings encompassing a total office space of over 16 million square feet. Out of these buildings, 42 were classified as general multi-tenant buildings and corporate facilities, while six were categorized as industrial properties. Additionally, three buildings were identified as medical offices.

For all properties, the average cost per square foot was calculated for the nine different expense categories. These calculations were further broken down by class (A, B, and C) and segmented into five submarkets: Central Business District, Galleria/Uptown, Greenway/Upper Kirby, Westchase, and Suburban. Two Energy Corridor properties were included in the averages for all properties and their respective classes.

Breakdowns of data by building class, property type, and lease type, as well as overall average occupancy rates, are also provided for each section. In addition, the report also includes overall data for all properties in cost per square foot and as a percentage of overall budget.
